Unique, ground floor opportunity for an enthusiastic professional seeking a hybrid role in an entrepreneurial environment for the marketing, leasing, development, and administration of a new flex space business in Reno, Nevada.

Compensation

  • Base Salary $50,000 Annually
  • Performance Bonuses (total target compensation $65,000 Annually)

Key Responsibilities

Sales and Business Development; including:

  • Prospecting, identification and selling flexible office and warehouse space solutions to tenants and other customers
  • Develop relationships for long term and repeat business
  • Screen prospective tenants and customers
  • Conducting tours and closing on new business opportunities
  • Completing lease/license applications and assisting with the verification of application information
  • Prepare lease/license documents using company forms
  • Marketing, Image and Brand, including:
  • Assist in the creation, development and execution of an in-market sales and marketing plan.
  • Preserve favorable relationships with tenants and other customers
  • Contribute to a positive, inviting, experience-related atmosphere at the facility and in the operation of the business

Administration

  • Contribute to the preparation and implementation of a full management plan that encompasses all areas of the flex space business and the property, including, the business goals and objectives
  • Manage the day-to-day administration and operation of the flex space business and the property to provide a superior tenant and user experience; including:
  • Performing office administration and clerical tasks
  • Delivering the flex space services under the lease and license agreements
  • Coordinating move-in/use/moveout of tenants and customers, including, keys, cleaning, security deposit charges and returns.
  • Collecting rents and make deposits into the company accounts
  • Keep and maintain lease and license ledgers, files, notices, invoices, expiration dates
  • Notification and tracking of late rent and pay or quit notices
  • Conducting monthly property inspections
  • Scheduling and oversight of repairs and maintenance.
  • Preparing vacant spaces and facilities for move-in or use
  • Assisting in securing and monitoring of third-party services
  • Assisting in the coordination and oversight of tenant improvements
  • Assisting in the preparation of pro forma cash flow statements based on the prospect pipeline
  • Tracking income and expenses on a monthly basis
  • Collecting, reviewing and recommending approval or disapproval of invoices to company management
  • Preparing monthly and annual management reports
  • Providing other services reasonably required for the lease-up and operation of the building and the business

Professional Experience & Qualifications

  • Proven sales, new business development, and closing skills
  • 5 + years of recent sales experience; recent experience as a leasing agent is highly desired
  • 3 + years of property management experience or the equivalent
  • Proficient knowledge of the real estate industry, property management principles and relevant legislation
  • A firm knowledge of the Reno, Nevada office and warehouse market; understanding of the flex space market in Reno is highly desired
  • Outstanding communication skills, both verbal and written
  • Excellent negotiation and problem-solving skills
  • Strong people skills
  • Persistent and proactive self-starter with a competitive entrepreneurial spirit and the ability to work independently with minimal day-to-day supervision

Key Responsibilities:

Community Administration

  • Receive visitors at the front desk by greeting, welcoming, directing and announcing them appropriately
  • Answer, screen and forward incoming phone calls
  • Receive and sort daily mail
  • Support company operations by maintaining office systems and supervising staff.

Key Responsibilities:

Community Assistant

  • This position comes with various duties and responsibilities related to the operation and maintenance of the Flex Space building in order to operate a customer service-oriented business:
    • Create a welcoming and inclusive environment for all tenants, occupants, customers and guests by proactively offering assistance while on shift.
    • Responsible for the set up and breakdown of furniture, staging, and equipment for new move-ins, meetings and events occurring in the Flex Space building.
    • Perform routine building maintenance duties, including painting and minor electrical, plumbing and carpentry repairs.
    • Maintain the general appearance of Flex Space building and property by cleaning the interior and exterior of the building and reporting cleanliness and maintenance concerns.
    • Keep inventory of maintenance and cleaning supplies and equipment, and report needs to their supervisor.
    • Respond to emergency calls for cleaning, maintenance, and repairs
    • Diagnose and troubleshoot issues
    • Work with and maintain relationships with contracted vendors
    • Comply with all safety and health regulations
    • Maintain a safe, secure and inviting environment
      • Inspect vacant units and secure unleased portions of the building
      • Secure the building and the property; including, locking doors and activating alarm systems, as required.

Credit Administration / Underwriting

The Opportunity

  • Credit Administration / Underwriting

This is a unique opportunity to drive growth with a recently formed entity of an established advisor engaged in a broad range of capital markets and lending activities. This individual will work closely with senior management to manage the administrative and underwriting processes of the fund’s senior housing platform which includes the origination of senior debt and mezzanine debt secured by commercial real estate and multifamily assets with value-add strategies. The candidate will also assist the team to manage the transaction processes related to the fund’s national lending platform including loan sales. 

 

Key Responsibilities

  • Underwriting of loans which includes the gathering of due diligence and coordinate closing activities with internal and external parties
  • Pre-underwrite and analyze loan requests to determine creditworthiness
  • Create and maintain closing checklists and communicate the status with appropriate team members
  • Provide instructions and requests to title/escrow, third party vendors, borrowers (and their representatives)
  • Manage the organization of received due diligence items within our internal document management systems
  • Assist in post-closing loan set up with third-party loan servicers in coordination with senior management team
  • Support ongoing loan oversight
  • Stay abreast of Fannie, Freddie, FHA and SBA funding programs
  • Coordinate with senior management for operational support 

 

Professional Experience & Qualifications

  • At least 5 years of experience in underwriting Commercial or Multi-Family loans with an emphasis on Senior Housing and Healthcare Properties. 
  • Experience with Fannie, Freddie, FHA, and/or SBA loans is preferred.
  • Thorough understanding of due diligence and title/escrow processes
  • Excellent organizational skills
  • Ability to meet strict deadlines
  • Bachelor’s degree required
  • Excellent communication and interpersonal skills
  • Team player with a willingness and ability to work
